First reading for laneway closure approved to support business growth

COLD LAKE - A portion of an undeveloped laneway adjacent to Dairy Queen in Cold Lake South could soon be closed to make way for new commercial development.  

The item was brought up at the Jan. 28 regular council meeting. The proposed closure is part of a broader effort to subdivide land and create three new arterial commercial lots in the area, a move that could significantly reshape the local business landscape. 

“This matter pertains to the closure of a portion of a laneway in the area near the address of 4605 50th Street, which is next to the business currently operating as Dairy Queen,” said Andrew Jabbs, manager of Land Use Planning, Development, and Regulatory Services. 

The land, once part of the old east-west rail line, has been unused for over 20 years. With the City’s plans for subdivision in the area, Jabbs highlighted the need to close the laneway to accommodate future developments.  

"As the City proceeds with the subdivision of land in this area, with the intention to create three arterial commercial lots, we are required to close the existing laneway," Jabbs explained. 

The closure will allow Dairy Queen to consolidate the land with its existing lot, ensuring the business can continue operations without disruption. The City has no further need for the land and plans to work with Dairy Queen to prevent any impact on its drive-thru and parking facilities, said Jabbs. 

Council made a motion for first reading, which was carried. A statutory public hearing is also expected as part of the process in a future meeting.
